Who pays for Faults or Repairs?

To establish who is responsible for the cost or repair of an item, you can apply a simple test — if you can see it / touch it (such as a faucet or light fitting or services within your unit) the Unit Owner is likely to be responsible. If not (like common purpose pipes and beams behind the walls), the BC is likely to be responsible.

Tenants should always discuss the problem and solution with their Landlord or Agent before involving the Building Manager or BCC.

Owners are responsible for arranging their own trades people, and paying the relevant charges. Tenants should consult their Landlord first.

Because Montreaux has contracts with multiple service providers and some of these hold proximity tags to our building which can expedite access, you may wish to choose one from the Service Providers List.

If damage occurs in a common area, and the person(s) who caused the damage can be traced, the costs for the remedial work will be oncharged.

If it is specific to your apartment, you are responsible for arranging your own trades people. A list of Montreaux’s current service providers is provided here.

To report a problem in a common area, please notify the Building Manager. Non urgent matters can be advised by email but please notify urgent matters by phone.

If there is a Lift Fault?

For general faults such as lighting, please report to the Building Manager.

If the lift has stopped, doors not opening and you are entrapped, please contact Schindler directly on their 24/7 number— 04 802 1420, then report to the building manager by phone call or text message so they follow up on the fault.

Reporting a problem with External Security Doors

Contact the Building Manager immediately.
